Who pays for housekeeping for guests and owner?

Accepted Answer

For guests, housekeeping costs are paid by the guest and do not come out of your rental income.

 

If you or your personal guests stay at the property, we can still coordinate cleaning services and either:

 

 	

 	bill the cleaning fee on your monthly owner statement, or



 

 	

 	allow your guests to pay the housekeeping provider directly.

How do I get my property listed?

Getting started is easy. We will provide:

– Onboarding checklists and New Owners Guide

– A W-9 form

– All required agreements and paperwork

We also walk through the property with you to identify any preparation items before listing. Once all paperwork is complete, we schedule professional photography and begin the setup process. Most homes are ready to launch within approximately two weeks.

What is the contract commitment?

Our standard agreement is a one-year contract. However, if at any point you are unsatisfied, you may terminate the agreement with a 30-day notice. We simply ask that existing reservations be honored unless we can relocate those guests to another property.

Can I still use my vacation home?

Accepted Answer

Absolutely. Owners may use their property whenever they choose. We simply ask that you block personal dates in advance, as existing guest reservations cannot be canceled once confirmed. Owners receive access to make an Owner Block through Hostaway for easy scheduling.

Question 6

What types of properties do you accept?

Accepted Answer

We accept all types of homes but homes must be owned. We do not accept leased out properties. Properties should be clean, well-maintained, tastefully furnished, and suitable for our upscale guest clientele.

What is required inside the home?

Accepted Answer

All homes must be fully furnished and include a properly equipped kitchen with:
– cookware, dishes, silverware, common appliances, basic essentials
Properties must also include:
– reliable internet service, cable or streaming capability (Smart TVs, Roku, Fire Stick, or similar streaming devices)

Do I need to provide linens?

Yes. Owners provide their own linens and towels to match the style and décor of the home. We recommend white sheets and towels because they can be safely bleached and sanitized between guest stays.

How do you market my property?

Accepted Answer

We market properties through:
– The Aggieland Vacation Rentals website
– Major vacation rental platforms (Airbnb, VRBO, Marriott Homes & Villas, etc.)
– Social media marketing (Instagram, Facebook, TikTok, etc.)
– Repeat guest relationships
– Local real estate partnerships
– Insurance companies contact us to secure accommodations for clients displaced from their homes.
We also receive referrals through Texas Prime Real Estate and Texas A&M University connections, including visiting professors, contractors, and university affiliates.

How do guests make reservations?

Guests make reservations directly through our partnered rental platforms, with bookings confirmed once full payment is received. We proudly list our properties on a variety of trusted booking websites, including Marriott Homes & Villas, a prestigious platform that only accepts professional property management companies and requires each property to undergo a detailed review and approval process by the Marriott team before being listed.

Who handles hotel taxes?

Aggieland Vacation Rentals collects and files all required lodging taxes on your behalf, including:
State taxes, City taxes, County taxes, Venue taxes (when applicable)

When do owners receive payment?

Accepted Answer

Owners are paid monthly for reservations completed during the previous month. Payments and detailed owner statements are typically sent by the 10th of each month through Clearing, our software used to house statements and securely process payouts.

Who handles maintenance?

Accepted Answer

Owners are ultimately responsible for maintenance decisions, but we can help coordinate services using our trusted network of local contractors and vendors. If you already have preferred service providers, we are happy to work with them as well.

What about lawn care?

Accepted Answer

We can coordinate lawn care services based on your preferred schedule and level of service. Ask us for details and recommendations.

Question 15

Are there other services I should maintain?

We recommend routine services such as:
pest control, pool maintenance (if applicable), HVAC servicing and seasonal cleanings
We can help coordinate these services and provide reminders throughout the year.

Question 16

How do guests access the property?

Accepted Answer

We require the installation of a Yale lock for improved convenience and security. Guests receive a unique access code that is active only during their stay. Separate codes can also be assigned to:

 	contractors
 	housekeeping staff
 	AVR staff

This system allows you to monitor property access remotely through Yale app.

Question 17

How are damages handled?

Guests booking directly through us pay a security deposit, which is refunded after the property has been inspected and cleaned. If damage occurs, repair costs may be deducted from the deposit. Please note that normal wear and tear are not considered damage.
